1 - Its a static & well validate HTML5 One page template based on bootstrap3. 2 - I use the ruby and compass for the sass files compile to css files in easy way. 3 -This template is also include the 10+ sass files separately like _base.scss, _Variables.scss, _mixins.scss, _Sidebar.scss, _Blog.scss, _Navigation.scss, _fullscreen-nav.scss etc.
4 - I agree for docs, documentation is currently not available but i will provide it very soon with next update.and now sorry for this.
If its a none sass template, why i select the using sass button. and for ruby , i have install the ruby on my system for easy compiles of sass to css.

2) None Sass
3) None documentation
